What 1 m² in central Skopje actually costs
From €772/m² in 2010 to €1,537/m² today - a 2.0× climb.
HOW TO READThe series uses today's Cadastre weighted average for the three central Skopje municipalities (Centar + Karpoš + Aerodrom) as the anchor, back-cast through the BIS quarterly house price index (QMKN628BIS). These are nominal euros - we make no inflation adjustment and no wage normalization. The chart shows what the registry says you would pay, not whether you can afford it.
What a 30-year loan really costs
Live calculation using NBRM's latest weighted rate of 3.32% (as of 17 May 2026). Most Macedonian mortgages are denar with an EUR clause and a floating rate, so this number moves with the market.

NOTEThis assumes a fixed monthly payment over the full term. Real Macedonian housing loans are usually floating-rate, so the actual rate (and monthly payment) will move with EURIBOR plus the bank's margin. Banks also apply a debt-to-income cap - most lenders won't approve a loan where the monthly payment exceeds 40-50% of your net wage.
